What fee do you charge to sell my home?
A single percentage of the sale price, agreed in writing before you instruct us, with nothing to pay unless the sale completes. No upfront marketing fee, no withdrawal fee, no VAT surprise added at the end — the figure you sign is the figure you pay.
Is there a tie-in period?
No. You can leave with two weeks' notice at any time. We would rather keep you because the service is good than because a contract makes leaving expensive.
How long will it take to sell?
An honestly-priced home in Aldermere typically goes under offer in two to four weeks, with completion eight to twelve weeks after that if the chain is short. We show you the recent local sales behind that estimate rather than a headline promise.
How do you decide the asking price?
From recent completed sales of comparable homes on comparable streets — not a number inflated to win your instruction and quietly reduced a month later. You see the evidence at the valuation.
Who runs the viewings?
We do, every one, with feedback to you the same day. The person who valued your home is the person who shows it and the person who rings you with an offer.
What happens when an offer comes in?
We put every offer to you in writing with what we know about the buyer — their position, their chain, their funding — so you are choosing the offer most likely to complete, not just the highest number.
Do I need an EPC?
Yes — a valid Energy Performance Certificate must be commissioned before a home is marketed. We can arrange one, or you can use an existing certificate if it is still within its ten-year validity.
Do you handle lettings too?
Full management or let-only, with vetted tenants, a published fee sheet, and tenancy deposits protected in a government-approved scheme. Ask for the fee sheet before you instruct anyone — ours or otherwise.
Is my money safe with you?
Any client money would be held in a ring-fenced client account covered by an approved Client Money Protection scheme, separate from the firm's own funds. See our privacy and standards page for the detail.
What if I have a complaint?
Tell us in writing and you get a named person, a timescale and a final answer within eight weeks. If you are still unhappy you can take it, free, to the independent redress scheme every agent must belong to. The route is on our complaints and redress page.
